Booking Procedure and Payment Terms * The completed booking form can be e-mailed to us or mailed/posted. * Deposit and rental payments may be made by PAYPAL or direct transfer into our bank account. Any fees or money transmission costs incurred will be at your expense. If you prefer, we can also accept payment by check - please e-mail us for details of the procedure for payment by check. * A booking will only be considered firm when both the deposit and completed booking form have been received and we have acknowledged the booking either in writing or by e-mail. * Provisional bookings will be held for five working days only. * The balance is due eight weeks before the date of arrival at the villa. * Bookings made within eight weeks of arrival at villa are payable in full at time of booking. * Guests at our villa are required to register a credit card that will be charged in the event of loss or damage (excluding normal wear and tear) in the property. The amount of the registered deposit is $250. No charge is made during the card verification process and the hold automatically expires after 30 days. * Complete address and driving directions for the villa will be furnished by the owner following receipt of balance of payment. Cancellation * Once confirmed, you may cancel the booking at any time subject to the clauses detailed below. * We reserve the right to cancel the booking if payment has not been received in full in accordance with the conditions set out in the booking procedure and payment terms stated above. * Cancellation must be in writing. * The following cancellation charges apply to all rentals: - More than eight weeks before arrival date – no charge - Less than eight weeks before arrival date – loss of deposit or 20% of rental amount, whichever is the greater. - Less six weeks before arrival date – 50% of rental amount. - Less than four weeks before arrival date - 100% of rental amount. Accommodation * The property may only be occupied by two people per bedroom, maximum of eight people plus possible infant in ‘pack & play’ travel bed. * The villa is provided only for the number of persons indicated on the booking form at the time of booking. An additional charge of $80 will be made per additional person per night when the number of people occupying the house does not agree with the booking form. * The villa is provided only for the guests as detailed on the booking form. * Unless otherwise agreed with the owner, the villa will be available to guests after 4.00 pm local time on the day of arrival. 4 pm or later. Please don’t arrive earlier unless pre-arranged. The preparation of the house takes a number of hours and the cleaning team may be in the villa until around 4pm. * The villa must be vacated by 10.30 am local time on the day of departure (unless otherwise agreed with the owner). * You will appreciate that cleaning and maintenance staff must be scheduled to ensure the villa is fully prepared. Consequently, early arrival and late departure is not permitted unless previously agreed. In the event of failure to comply with this condition, we reserve the right to levy an additional charge of $80 per hour. * An adult must accompany guests under the age of 21. * It may be necessary for staff or agents of our management company to enter the premises during your stay there in order to perform routine maintenance or repairs. Use of swimming pool and spa * A safety fence is provided. When young children are staying at the house, it is your responsibility to ensure the fence is used at all times. * Do not allow children to use the facilities unsupervised or allow adults under the influence of alcohol or drugs to enter the water. * We will not be liable for any loss or injury resulting from the use of the villa, pool or spa. * No items of any description other than people or pool toys are to be placed in the pool and spa. * For your own safety, glass, crockery and bottles are not allowed in the pool, spa or nearby vicinity. * You will be liable for the full cost of any damage (including loss of rental income while any damage is repaired) if you do not adhere to the swimming pool and spa terms and conditions. Use of utilities * Normal usage of gas, water, telephone and electricity is included in the rental price. Pool heating is charged separately. * You will be subject to the full costs of any additional charges for abuse of utilities or the telephone. * Cable TV and internet access are provided and included in the rental price. Loss/damage * Please inspect the villa on your arrival and in the event of any damage, record the details on the Oasis Vacation Homes Maintenance Report and advise the management company during office hours. This is to ensure you do not get charged for pre-existing damage. Copy of the Maintenance Report can be found in the house. * The lead renter will be liable for all costs resulting from the end of your stay inspection other than any costs arising from acceptable wear and tear. An indicative list of issues attracting cost to the lead renter is available in the villa. * When you leave the property at the end of your stay, the keys must be returned to the key box. Should the keys be lost or not returned, there will be a minimum $100 lock change charge. Please do not change or attempt to change the code on the lock box. * Any issues guests have with the property should be highlighted to the management company (Oasis Vacation Homes) at the earliest opportunity during their stay. All attempts will be made by the management company to rectify any problems in a timely manner. Smoking * For the comfort and safety of guests, our villa is non smoking. Smoking in the home will incur a $200 cleaning fee without exception. Animals and pets * Animals and pets are not permitted in the villa. BBQ’s Florida licensing regulations for vacation homes strictly prohibit the use of charcoal BBQs. Gas BBQ’s are permitted but must be used outside the screened pool area. Liability limitation * We accept no responsibility for and shall not be liable in respect of any loss or damage or alterations, delays or changes arising from circumstances outside our control such as war or threat of war, fire or adverse weather conditions, government action, technical problems with transport, closure or congestion at airports, cancellations or changes of schedules by airlines or theft from the villa premises, both interior and exterior including garage and pool area. * In the unlikely event of us being negligent and/or in breach of our contract with you, our liability shall be limited to the cost of your booking with us. * We accept no responsibility or liability for any personal injury or loss or damage of personal items, howsoever arising, while travelling to the property, staying in the property or after departure from the property. Accuracy of information * A great deal of care has been taken to ensure the accuracy of information we have provided. However, facilities and services, both within our villa or the community, may not be open or available due to renovation/maintenance works, adverse weather, public holidays etc. * At times it may be necessary to replace items at the villa with similar items of an equivalent or better standard. * We reserve the right to reasonably amend any of the terms and conditions set out herewith. * We recommend you take out travel and medical holiday insurance to cover unforeseen circumstances which may necessitate the cancellation of your booking. You should have adequate medical insurance and cover for your personal belongings for both the duration of your stay as well as travel to and from the villa. Reviewed Jan 09 - 2 -
